Josh Matthews MCIAT
I founded JM Design in 2023, 10 years after commencing my career in architecture whilst working for a well-regarded localpractice. Eager to pursue this after completing my A-level education, I was enrolled as an apprentice at the Guernsey College of Further Education. In 2016, I was awarded a Higher National Certificate in ‘Construction and the Built Environment’. During my career, I have delivered on a wide range of projects from small home extensions to more significant residential developments and commercial briefs.
I place great emphasis on thorough methods of working which enable all projects to be serviced to a consistently high standard irrespective of their size or nature. Every project has its own challenges and its specific needs, I work hard in collaboration with my clients to identify those at an early stage. This enables me to provide a bespoke service tailored to you depending on the requirements of your project.
A personal approach to business is integral to my ethos. I wish to build strong working relationships with all my clients and associates. A clear, mutual understanding is vital in order to ensure that you, as the client get the most out of the design process. Nothing is more rewarding than knowing that a project has been a success, ultimately gauged on the final outcome and how that’s positively impacted you.

Services
1. Preparation & Brief
- Inception meeting to discuss your project
- Prepare a client brief defining the scope of works
- Undertake site-measured surveys and plot floor plans, elevations and sections to scale
2. Concept Design
- Prepare concept design options aligned with the client’s brief
- Review design options with the client
- Obtain pre-application planning advice where applicable
3. Developed Design
- Develop concept design into a comprehensive proposal
- Produce scale drawings, including floor plans and elevations
- Prepare rendered visuals to supplement proposals
- Prepare and submit Planning Application
4. Technical Design
- Produce technical drawings in accordance with the Building Regulations
- Prepare and submit the Building Licence application
- Co-ordinate structural engineering design
- When applicable, liaise with the quantity surveyor
5. Construction Design
- Produce additional detailing for construction
- Co-ordinate Mechanical and Electrical design
- Provide Wall and Floor finishing schedules
- Provide External and Internal window and door schedules
- Design and/or co-ordinate design of any other bespoke elements
6. Contract Administration
- Assist in the appointing of a suitable contractor. Chair pre-commencement meetings
- Advise on a suitable building contract, prepare and oversee signing by both parties
- Chair regular progress meetings on site. Monitor progress against the construction programme. Resolve any site queries or requests for information
- Review claims for payment by a contractor and issue regular payment certificates to the client
- Inspect construction quality and undertake commissioning of the building upon completion
